Design Guidelines have been uniquely developed to ensure that all homes within Taylor Private Estate are constructed a high standard. All home designs are assessed against the Design Guidelines by the developer’s representative for compliance prior to developer building approval being issued.

Restrictive Covenants are prepared for each stage of Taylor Private Estate to mandate specific design requirements for homes within the stage and form part of the contract of sale for each lot. All home designs are assessed against the relevant Restrictive Covenants by the developer’s representative for compliance prior to developer building approval being issued.

Taylor Private Estate is located primarily within Cell 4 of the Caversham Structure Plan. The Structure Plan guides the zoning and residential density coding of land within the Caversham new development area.

For quick reference, the density codes below generally apply to specific stages of Taylor Private Estate however please check against the Structure Plan as this may vary for certain lots.

The City of Swan has adopted the Residential Medium Density Codes (R-MD Codes) as local planning policy. The R-MD Codes vary specific deemed-to-comply requirements of the R-Codes for single dwellings constructed in land zoned for Residential Development with density codes between R25 and R60. This includes some current and future stages of Taylor Private Estate.

All homes constructed in Taylor Private Estate must have plans submitted to the developer’s nominated representative for assessment against the Taylor Private Estate Design Guidelines and stage specific Restrictive Covenants (known as Developer Building Approval).

Applications for Developer Building Approval shall be submitted and approved prior to lodgement for Building Permit with the City of Swan to enable any matters of non-compliance to be rectified. All applications must be accompanied by a completed Builder’s Checklist.

To commence the approval process, please follow the submission instructions located on the Builder’s Checklist. Please allow up to 10 business days for plans to be assessed by the developer’s representative.

As part of purchasing land within Taylor Private Estate, the developer will provide purchasers with side & rear Colorbond fencing and a front landscape package. In order to redeem these packages, purchasers must submit the relevant vouchers to the developer’s representative for processing.

As a rough guide, we suggest that landowners submit vouchers once the home under construction has a roof fully installed. This will allow sufficient time for the vouchers to be processed and installation of fencing and landscaping to be booked. Once our nominated contractors have received your voucher, they will contact you directly to arrange a design consultation (landscaping only) and book a time for installation.

Please note transitional (lifestyle) lots are only eligible for the fencing voucher, as landscaping is excluded on this particular lot type.

Note – if you intend on installing a surface other than turf, mulch or vegetation to your verge (i.e. hardstand or fake turf) you must seek approval from the City of Swan prior to installation using the form below.

Telecommunications within Taylor Private Estate, including phone, internet and TV services, are provided by primarily by the Telstra Velocity Smart Community network. This is a fibre-optic service equivalent to that of the NBN.

Note that the following stages are serviced by the NBN network: Stage 10, Stage 11, Stage 12A, Stage 12B and Stage 17.

The developer will provide telecommunications pit and pipe network to enable servicing of the property. It is then the responsibility of the landowner/builder to arrange a connection of services from the pit to the home through their chosen provider.
